Well the Navy has GIVEN Alameda Naval Air Station to the City of Alameda for exactly $0 (zero) dollars.

Will it become expensive real estate w/a view of the city? Will it become more industrial like it is now? Will Mythbusters expand? Will someone be really smart & build a $500 million racetrack on top of the runways to bring in both the car/bike Grand Prix & make Sears/Laguna obsolete overnight? (wishful thinking)

What do you think?
 
isn't there a shitton of toxic waste to clean up out there like every other former military base? unless the gubment is picking up the tab for that alameda will be looking to make a ton of cash on it, so +1 on spendy condos. i hope the cool shit utilizing the area now still gets to, aka mythbusters, st george distiling, the artists and industrial businesses... would be sad to see the industrial flavor erased with more stucco clad earthquake hazards
 
As far as toxic waste, I would suspect the worst you would find would be spilled jet fuel and that isn't that hard to mitigate. Replace the top soil and your done.
 
I think the feds already skimmed and capped the area. I see a mix of low income housing and 700,000 dollar houses in the near future. Would be nice to live on the far west end with quick access to the ferry.

Nope.

Aside from the massive quantities of trichloroethane that were dumped on island there are also the residue from the spent ordinance and years of industrial solvent runoff from the paint hangers, not to mention the water towers that can't be cut down because of high lead content.

Do some research on your own, it's a real bummer.

The city of Alameda has an ordinance. You cannot build anything larger than a duplex. No Apt. or condos, it must be single family homes or businesses.:nerd

There's a lot more nasty shit than just spilled jet fuel. In WW2 they were in a big hurry to get things done an they were more than just a little bit sloppy with a variety of different toxins.

As for what the future of the base holds. Who knows, the City has had it since 1997 and nobody can agree on what to do with it. I suppose in about 50 years that question will be answered.:laughing

The quarters I lived in would easily be worth a quarter million now, they are first class 50's construction. The only real problem being that the heat for all the larger homes are tied into the base's plant, like a daisy chain.

But seriously, they have beautiful birch floors and are easily 2000 sq/ft with two fireplaces and servant's quarters off the kitchen.
 
It drives me nutz. Cruise to the west side for the dog park and it is a sea of unused housing.
Tim got the prize. Alameda will and has been be fighting over what to do, I see a change in the near future regarding the building ordinance?

Those are the Great Whites, officers housing. I'm a General Contractor and have worked on some of those. They are being used as rentals for now and they're not keeping them up. They are getting a bit long in the tooth but I'm sure if they were sold pride of ownership and some tlc and you would have a really nice neighborhood.

I'm sure many, many intelligent developers have already looked at every possible lucrative scenario for that property. I doubt a racetrack made the top 100.

Well of course. Surely the real estate value alone is far far beyond what money can be had from a racetrack. I can have wishful thinking some lonely billionaire who likes racing would see it....(sigh)...
