One driver of housing prices that's pretty interesting is the understandable desire to get into a specific school district. If you look at districts like Orinda, a significant component of demand for real estate there is driven by wanting one's kids to go to Orinda schools as opposed to, say, West Contra Costa Unified schools. It creates a huge divide in both real estate prices and the demographic mix in any given district.

And it's self feeding. The types of people who move to these districts are the ones who value their kids education -vs ones who's rather have a bigger garage. Ends up making a huge cultural difference too. The kids at our elementary school are exceptionally well behaved for the most part. My son had a Day camp farther down in San Jose this summer and it was another story.

It'd work great when I was PUI I could type, run it through the Kevinator and it'd come out as coherent. Sort of like a drunk sailor making a straight line while walking on a tossing ship.

I don't have kids nor plan on having any. That said, school districts are a non-issue.

My sister and her two young kids just moved to Oregon a couple months ago. From a small apartment to a big (but old) house on a few acres.

Same here, it allowed us to pick a nice neighborhood in a crappy school district at a very reasonable price.
