I assume most cheap places will be filled with the red hat tribe, plenty of that in Colorado when I was growing up. I'm a bit of a chameleon so I can fit in when necessary and avoid engagement the rest of the time.

Depends what you consider "proximity"

I feel I have to ride at least 45 minutes to good asphalt from Truckee. Hwy 49 being the closest.
I can get to monitor pass, 4, 88, etc in about an hour and a half. It is a beautiful ride around the lake, but getting to non-touristy trafficky twisty roads is a bit of a ride. Same for Reno/sparks/carson, figure about an hour to 1.5 to get out.

Dirt riding on the other hand, is 1 minute away

Annual, OBD read only, no sniffer for the cars that I had there at least iirc
They have smog only stations set up all over the county and you're in and out in 15 minutes, but it's still costs like 80 bucks
 
The clearlake area is interesting, albeit is a bit of a fire risk. I just can't tell which parts are gonna be hardcore methy. Like, is Nice actually... nice? I wouldn't mind a spot in Lower Lake, easy access to dirt and not too far from some good twisties. Not sure I bring any employable skills to a small town though and I doubt finding work to cover the spread up there would be any easier than in the bay.

I've still have never seen that show (or most others), but I've heard good things.
The last TV show I paid any attention to was the Sopranos.
 
Lakeport is very nice. The value of your condo could buy you a 3 bedroom lakefront property with a boat dock. Where we are in Upper Lake has definite fire risk. My stepmom's place in Berkeley has fire risk, fire risk is pretty much everywhere.
