Bought a House - Moving to Concord. Crazy!!

Here's a question don't know the answer too. You buy/install a gas water before 2027 and basic warranty is about 6 years, but you also purchase an extended warranty that covers the unit out say to 10 years. What happens if "it" craps out say in 5 years or 8-9 years? Are you SOL and can't replace "it" under warranty with another gas unit?

Just buy 2, and leave one in storage for later.
 
There are tankless electric water heaters.

We went electric only because we have solar.

At our daughter's place we went tankless gas as their electric usage is not enough to justify the investment in solar.

Bonus is that the tankless gas water heater is outside freeing up space.
I have a tankless gas, and it's outside and I probably do have the electrical service available to go electric but I'd rather use that for the electric arc furnace I planned to install in the garage (kidding. I do want to save that capacity for the garage tho)
 
We had to replace our gas hot water heater a year ago.
I wanted to go electric to take advantage of our solar panels.
The company we used offered electric hot water heaters but said we’d have to have an electrician come and do some wiring.
He couldn’t come out until next week which meant no hot water for a few days, plus a big added bill for the electric work.

We went with another gas water heater needless to say.
 
Just buy 2, and leave one in storage for later.

Or just make a quick trip to Reno when you need to buy a new one.

Btw everyone, if you want your gas tank heater to really last a long time, get a powered anode rod to replace the crummy aluminum one that comes with the unit. They cost about $150 and are well worth it.

For a smaller house my understanding was the tankless was more of a space saver, not a cost saver cuz you likely don't run out of 40-60 gallons of hot water.

Also, don't all tankless require some for of electricity? Even the gas ones? Meaning if power goes out, no hot water?

That said, I might go tankless at some point to free up space in the garage to add a garage sink.

Start your remodel with the things that will keep the family happiest longest/biggest tasks. So that sounds like bathrooms

Get the biggest electrical service drop you can. I put 400A when we remodeled and will probably never use it all or even partly. The panel replacement is the hard part and incremental cost from a 200A panel to a 400 is in the noise

Don't buy a truck now. Buy a commuter beater, keep the 'burb for home Depot runs. You can fit a 4x8 sheet of material in one no problem, rent a trailer if you really have a ton of stuff to dump and home Depot will rent you an open pickup if you really need one.

I don't know man, I've had my mind set on a truck for years and now we can for sure afford one. Not a new one. Maybe a 6.4l or 6.7l with under 80k miles. Hauling stuff in the Suburban is such a pain. Taking the seat in and out sucks. It has 130k miles and several things dont work on it, no tech. I did get into a small accident months ago and car literally bounced off me, was hilarious. It's only worth like $5k I think. Plan is to keep it for times we need to haul 6+ people.
 
Sharxfan - Is your tankless a whole house unit or individual units for the kitchen, bathrooms, etc?
both of the ones I have had are whole house. the one in Cali was msaller due to smaller house but it still serviced 2 showers the new house has one that is rated for 2 showers and 2 sinks and is an outside the house one. Cali was natural gas the new house is propane.
 
congrats on the new house! funnily enough i am expected to be closing escrow this week, finally sold our home that is also off of cowell. definitely a buyers market; we sold for 175k less than what we bought it for a few years ago :wow we bought at the high and sold at the low, whoopsie :loco

the pilot light start does but its like .5amps and once its on you can turn the electricity off. I have had both tanked electric and tankless in the same house and I had huge savings with tankless because it only runs when needed and natural gas is cheap. electricity in Cali is expensive so net savings were great. I run the propane one in the swamps because during a hurricane I can run a smaller gennie and still have hot water and cook because stove is propane also.

What's your truck budget?

I've done the 4 door truck as a family hauler and it sucks. all that family stuff you want to bring with you has to go in the bed which is insecure, unless you put a cover of some sort on it and then it doesn't do the hauling you though you needed to do.

Yes, but we lose power very rarely as does my daughter.

She is near a hospital.

BTW, we have a heat pump water heater here and it works great but they are expensive and noisy so ours is in the garage.

They are about as loud when cycling as a window a/c unit.

Buy a Kendon stand-up atv trailer, store it in the side yard, use that for the annual dump run (if you need that more than once a year, try adjusting your lifestyle to not be a trash collector), and save many thousands on a different vehicle. I've done that and it's probably my favorite thing, and far more useful than a pickup bed. And I don't have a stupid pickup truck to worry about.

I like your idea but I am also a trailer hoarder. I have a 8x16 and a 6x10. I do a lot of hauling and do it with my Explorer. I can fit most anything on those trailers. Had the 16ft one since day one of moving and recently bought the 10ft as it's easier to maneuver . It does everything I have asked of it lumber runs and dump runs included. So keeping the burb and buying a trailer might be more cost effective.

But people like to justify their vehicle purchases by lying to themselves and others about why they "need" it.

I've got a buddy with a $90k modified truck. Says he needs it to access his property, and do whatever other bullshit things.... His son gets up and down to this property every day in his ratty ass Prius no problem.

I keep telling the guy: just say you want your toy cause it makes you giggle. At least that's real. Stop making up dumb reasons!

But no, gotta have that extended cab, extended bed, 4wd, 7L gas guzzler. You know, for the Home Depot runs!
