Bought a House - Moving to Concord. Crazy!!

It’s been a tense, stressful, often disheartening last 6 months we’ve been actively looking for a house. Lost out on several all cash $1.4m deals. Often thought we’d never land something. Felt very much in a hurry to move this summer, easier to switch kids schools during the summer. Also wanted to move on our terms vs when our landlord gives us 60 days and we’re scrambling. Lastly, my real estate prediction is I don’t see a crash, just slower climb and less less buying power as houses climb, so felt we needed to get in now.

House needs work but that’s what I like. I’ll have about 7 weeks to get a lot done before we move in. Hoping two bathrooms and laundry room and converting open office back to 4th bedroom can get done, plus upgrading service panel. My kiddos will be daycare all day and I have the summer off, so I’ll be there all day every day.

Tricky to figure out first steps of what needs to get done. I need a large shed for sure, moving from a 3 car to 2 car so my gym won’t be setup for a bit.

Gotta replace master bath subfloor and possibly shower so will need to decide on fully update bathroom at same time or not.

One of the most exciting aspects is the price was so much less than we anticipated I can finally find a deal on a used crew cab longbed 4wd and move on from my ‘01 suburban. I’m gonna need a truck for all the work hauling stuff, picking up dirt, dump runs etc .

There's a light in the tunnel though, and I'm pretty sure it's the end, rather than the oncoming engine.

The last two homes I bought were fixer uppers, which can be an advantage. Yes, it’s more work but you can make them to your taste. Plus they don’t cost as much.

My first was a complete wreck. My current home still needed a lot of work.

It’s a buyer’s market right now.
My son finally sold his house in Oakley a few months ago after multiple price drops and concessions.
We had a great realtor but the market out there sucks right now.

Just in case you didn't know. Does the house have a gas water heater and furnace? How old are they? Starting in January, 2027 if one of those unit fails / needs replacement you will have go "Electric". Which also, in most cases, require a new panel and wiring to get 220V to the water heater and the new house heating system / heat pump.

Under Bay Area Air Quality Management District (BAAQMD) rules, you must replace failed gas appliances with zero-emission electric alternatives. You are not required to remove working gas units, but after the deadlines, you can only install electric water heaters and HVAC systems like heat pumps.

The Bay Area Air Quality Management District (BAAQMD) includes these counties.
  • Alameda
  • Contra Costa
  • Marin
  • Napa
  • San Francisco
  • San Mateo
  • Santa Clara [1]
Partial Counties
  • Solano County (southwestern portion only)
  • Sonoma County (southern portion only)

Start your remodel with the things that will keep the family happiest longest/biggest tasks. So that sounds like bathrooms

Get the biggest electrical service drop you can. I put 400A when we remodeled and will probably never use it all or even partly. The panel replacement is the hard part and incremental cost from a 200A panel to a 400 is in the noise

Don't buy a truck now. Buy a commuter beater, keep the 'burb for home Depot runs. You can fit a 4x8 sheet of material in one no problem, rent a trailer if you really have a ton of stuff to dump and home Depot will rent you an open pickup if you really need one.

Do you know if this changes anything if the water heater is an on demand and can't really be replaced by a conventional tank water heater due to location?

There are tankless electric water heaters.

We went electric only because we have solar.

At our daughter's place we went tankless gas as their electric usage is not enough to justify the investment in solar.

Bonus is that the tankless gas water heater is outside freeing up space.
 
Congrats on the house! I gave up my search a year ago. Just always about 2-300k out of my reach.

I'm also replacing my water heater. Got someone coming out tomorrow to give me my options. Going gas for sure, as i don't have the support for an electrical one.
 
I didn't know there was a "tankless" gas water heater. The only exception I'm aware of for gas ranges at this time.

Once I made the switch to gas tankless i will now never go back to a tank water heater. So much nicer and seeing as all the females in my household which out number me 3-1 take super hot showers it has been a boon as it never runs out of hot water. NEVER. :rofl They also make electric ones but they run at like 220V and some crazy amps Google say 30Aup to 150A which is crazy.
