It’s been a tense, stressful, often disheartening last 6 months we’ve been actively looking for a house. Lost out on several all cash $1.4m deals. Often thought we’d never land something. Felt very much in a hurry to move this summer, easier to switch kids schools during the summer. Also wanted to move on our terms vs when our landlord gives us 60 days and we’re scrambling. Lastly, my real estate prediction is I don’t see a crash, just slower climb and less less buying power as houses climb, so felt we needed to get in now.
House needs work but that’s what I like. I’ll have about 7 weeks to get a lot done before we move in. Hoping two bathrooms and laundry room and converting open office back to 4th bedroom can get done, plus upgrading service panel. My kiddos will be daycare all day and I have the summer off, so I’ll be there all day every day.
Tricky to figure out first steps of what needs to get done. I need a large shed for sure, moving from a 3 car to 2 car so my gym won’t be setup for a bit.
Gotta replace master bath subfloor and possibly shower so will need to decide on fully update bathroom at same time or not.
One of the most exciting aspects is the price was so much less than we anticipated I can finally find a deal on a used crew cab longbed 4wd and move on from my ‘01 suburban. I’m gonna need a truck for all the work hauling stuff, picking up dirt, dump runs etc .

They also make electric ones but they run at like 220V and some crazy amps Google say 30Aup to 150A which is crazy.
